The Sterling journey began in 1986 with a bold vision: to transform the way India holidayed. At a time when organised leisure travel was still finding its feet, Sterling introduced Indian families to the concept of vacation ownership. The opening of its first resort in Kodaikanal in 1988 marked the beginning of a new way of experiencing holidays—planned, shared and looked forward to year after year.
In the years that followed, Sterling became one of India’s most recognised names in vacation ownership and leisure hospitality. Yet, what truly defines the brand is not simply where it began, but its willingness to evolve with changing times, markets and travellers.

For Sterling, 2011 marked the beginning of a decisive turnaround. The company embarked on a comprehensive transformation—strengthening its foundations, revitalising its resorts, investing in talent, rebuilding guest confidence and introducing greater discipline across its operations. It was not merely an exercise in restoring the business. It was an opportunity to reimagine what Sterling could become.
The next chapter widened those possibilities. Becoming part of the Thomas Cook India family and the larger Fairfax ecosystem gave Sterling the platform to expand its capabilities and ambitions. The acquisition of Nature Trails in 2016 strengthened its nature and adventure offerings, while the introduction of the Holiday Differently philosophy in 2017 brought destination-led experiences to the heart of the brand.
Together, these developments marked Sterling’s evolution from a predominantly vacation ownership business into a mixed-use model encompassing both vacation ownership and leisure hospitality.
The brand began curating a broader spectrum of experiences—from adventure escapes and wildlife retreats to wellness journeys, pilgrimages, destination weddings, corporate retreats and celebrations. Sterling was no longer defined solely by where guests stayed, but increasingly by what they discovered, experienced and remembered during their holidays.
Then came a moment that changed the world.
When the pandemic brought travel to an unprecedented standstill, Sterling responded with empathy, agility and care. Through the Sterling Cares initiative, the organisation adapted its operations to place health, safety and guest confidence at the centre of every experience. It reinforced an enduring truth: hospitality is not only about destinations; it is about the people who bring those destinations to life.
The period following the pandemic became another defining stage in Sterling’s transformation. As travel returned, the company accelerated its move from a vacation ownership-led model to the leisure-hospitality-led organisation it is today. New destinations, differentiated resort formats and a sharper focus on direct hospitality revenues helped Sterling address the evolving needs of modern travellers.
Today, Sterling has grown to 77 resorts across 65 destinations and stands among the country’s top 10 hospitality brands. Its presence extends across hills, beaches, jungles, heritage towns, pilgrimage circuits, waterfronts and emerging drive-to destinations. This scale reflects not only the expansion of its footprint, but also the depth and diversity of the experiences it now offers.
Even as Sterling strengthens its leadership in leisure hospitality, its journey of reinvention continues.
The company is now moving towards an integrated hospitality model, extending beyond traditional leisure destinations into business and business-leisure hotels, particularly across India’s rapidly growing Tier 2 and Tier 3 cities. These markets represent the next frontier of Indian travel, where business, leisure, celebrations and short getaways increasingly intersect.
This evolution allows Sterling to serve travellers across a wider range of occasions—from family holidays and wildlife adventures to weekday business stays, corporate gatherings and destination celebrations. It is the natural progression of a company that has consistently anticipated how India travels and adapted itself accordingly.
Looking back, forty years cannot be measured simply through the number of resorts, destinations or rooms. They are measured through the trust earned, the relationships built and the countless memories created along the way.
